Engineer's Report

A Review of the subject plat has been made by this office as required
by Ordinance No. 235, and the following recommendations are submitted:
A. Water mains and sanitary sewer.
There appears to be a six-foot error in the grade of existing
sanitary sewer in Sbuthview subdivision. This should be checked
by the subdivider's surveyor. If this error is as suspected,
the plat can be served by the lift station in Southview. The cost
of serving the plat would then be about $37,000. These costs are
somewhat higher than normal due to water and sewer serving only
one side of the street on the north and south ends of the plat.
If the sanitary sewer grade is correct on the plat, a large
amount of fill or a lift 'station would be necessary. The lift
station would probably cost an additional $15,000.
B. Street grades and storm sewer.
Because this plat is quite low, street grades will be adjusted
up and down to minimize fill on the lots. Therefore, an extensive
storm sewer system will be required. Determination of street
grades will be dependent upon the sanitary sewer grades. The storm
sewer should either be constructed as part of the entire southwest storm
sewer system, or constructed separately and a drainage basin excavated
on the park 1 -and. On the basis of previous drainage systems, it is
anticipated that the cost would be approximately 1-1/2� per square
foot, or $11,000.
C. Street layout.
It is recommended that the east -west streets be numbered. The
present hodge-podge should not be expanded. Because the first street
east of Dale Street in the Southview plat is named Southview, it is
suggested that this name be used rather than Dallas Drive.

Motion made by Mr. Hanson, seconded by Mr. Tracy, that the
Planning Commission -recommends to the City Council that this
permit be approved. Motion carried.
2. Mr. Ray Ewald, 916 Lewis Ave. #303
To build a double garage and breezeway.
Motion made by Dr. Thompson, seconded by Mr. Hoei, that the
Planning Commission recommends to the City Council that this
permit be denied on the grounds that it conflicts with City _
Ordinance No. 245, Sec. 4-E (page 7.) Motion carried.
