I. Call to Order
EDA President Mike McGraw called the meeting to order at 11:34 AM.
II. Review Agenda— no action
Ill. Developer Presentations
Three developers presented their proposals for redevelopment of the city-owned
clinic site on Franklin Street, next to the Crow River:
Ebert Construction
■ Proposing a 64-unit apartment building
■ Quite of bit of experience doing projects in greater Minnesota
■ Did project on the Crow River in Delano, so familiar with working with DNR,
etc.
■ 2025 project start
GC Real Estate Partners
■ Proposing a 79-unit apartment building
■ Considerable experience in both rural Minnesota and the metro
■ Just starting a project in Litchfield
■ 2025 project start
Titanium Partners
■ Proposing a 40-unit CO-OP housing project
■ Looking at a five-storey building
■ Units would be purchased at prices starting at$375K
■ 2026 project start
Board members and staff asked each developer a number of questions following
their presentations.
Extensive discussion after all the developers were excused from the room.
EDA Finance Team and EDA Board will meet next week to finalize a
recommendation to the City Council.
